Investment Sales
• Simply put, you better be very nimble…
… at least for right now. Tenants are still very hard to find. If you buy a vacant building for an investment, it better be 20% less than you think you should be paying. Also, be careful on leased buildings that have high rental rates. We don’t see rents getting better until 2015. By that time the Rick Perry presidency will have had time to change the environment in Washington. Overall, I still like warehouses as an investment but I am very concerned about the next 24 months. I really want to see home prices turn around before I get bullish again.
