Massimo Motor – Lease Transaction

This case study highlights a significant lease transaction and the efforts contributed by Ryan Boozer. This is a perfect example of one of the many Jobs Well Done by the Mercer Company Brokers.

Massimo Motor sells and distributes competitively priced products including 50cc to 1,000cc street legal scooters, motorcycles and off road ATV’s, UTV’s, Dirt Bikes and Go-Karts.
• The Challenge:
Massimo Motors was effected by the economy as much as anyone. They purchased a 207,000 square foot distribution facility in 2006. By 2008 the company realized they could operate out of approximately 100,000 square feet. The ownership engaged a few brokers over a 2.5 year period of time, but the property remained available for 2.5 + years.
The facility was originally designed for a single tenant. The property has one main entrance with less than 10% office, and approximately 6-10 dock doors shy of a normal distribution space. However, the property has a good location, 30’ clear heights, and a very aesthetically appealing entrance.
• The Solution:
Ryan was hired, and his first objective was to bring the marketing material up to the standards of the competitors. Ryan was able to highlight the buildings features, price the property correctly, provide a floor plan with detailed information (which was not previously done), and address the various possible configurations of space. His aggressive and proactive marketing techniques and persistence in calling on the user community as well as the brokerage community, allowed him to close a transaction in less than 5 months at a competitive rate within the market. There were multiple vacancies that fit the tenants criteria, however the plan, detailed negotiations and Ryan’s responsiveness gave this owner the advantage.
